This 2,200 square foot home was built as a place to both live and work now and retire in the future. Due to waterfront code and deed restrictions, building on this site was very challenging. The house is oriented to take advantage of the water views and maximize summer ventilation while still capturing the light and heat from its southern exposure in the winter. Rooms are zoned independently, so that areas used primarily in the summer can be closed off, reducing the heated area while providing an insulated buffer zone for the occupied spaces. High, south facing glazing floods the rooms with natural light, making daytime artificial lighting unnecessary. Local products, sustainable materials, and low VOC finishes were used throughout the house. Radiant floors provide an even and efficient heat source and all windows and doors are double-glazed northern low-E.
